Property Manager (GFE LLC)

JOB SUMMARY/MISSION:

This is a key team member within the Eyde Company structure. The GFEFLLC owns approximately 2.5 million square feet of commercial property located in Michigan and Ohio and vacant land held for investment and development. Acquisitions and new developments (including multifamily residential) are currently under review. This position is responsible for the “big picture” management of these properties as well as the teams that oversee the day-to-day operations. The applicant must have strong experience in the field of Commercial Property Management and possess leadership skills enabling effective team management.

COMMERCIAL BUILDING SUPERVISOR(S), CONSTRUCTION BUILD-OUT SUPERINTENDENT, COMMERCIAL GROUNDS SUPERVISOR, PROPERTY MANAGEMENT SUPERVISOR, RESIDENTIAL APARTMENT’S MANAGER, APARTMENT MAINTENANCE SUPERVISOR, CAD/DESIGN COORDINATOR, COMMERCIAL SALES AND LEASING ASSOCIATE

ESSENTIAL RESPONSIBILITIES/DUTIES

TEAM MANAGEMENT
  • Recruit, hire, train and directly manage direct reports.
  • Hold monthly meetings with direct reports including owners when possible.
  • Assist managers with their regular meetings/calls to stay informed and on top of priorities.
  • Review staffing structure and needs as the portfolio changes in order to appropriately support the business.
  • Ensure that all hiring and compensation documents/contracts are completed and filed with HR.
  • Assist the leasing sales team.
FINANCIAL REPORTING
  • Oversee preparation of annual budgets by property and for total division.
  • Supervise planning of CapEx projects.
  • Review monthly variance reports against budget and detail explanation of variances.
  • Review with team the asset management process for all properties on a quarterly basis.
  • Review budget reports and monthly reports from outside PM companies for accuracy and best practices. Communicate monthly on findings with owners.
PROPERTY/CONSTRUCTION MANAGEMENT
  • Oversee day-to-day management.
  • Ensure that internal policies and procedures are strictly followed.
  • Monitor receivables and guide staff through the litigation process as necessary.
  • Work with teams to ensure that tenants are complying with lease conditions.
  • Visit properties regularly to ensure that tenants are satisfied and properties are maintained.
  • Coordinate competitive bids and secure contracts from vendors and service providers expediently in order to keep properties in excellent condition.
  • Provide and/or approve budgeting for tenant improvements.
  • Direct various teams towards the goal of maximum occupancy via new leases or lease renewals.
  • Ensure all lease renewal opportunities and potential vacancies are communicated to teams in advance.
  • Assist in negotiation strategies and client meetings.
  • Direct and assist as needed with the due diligence process for new acquisitions including involvement in the management related section of the underwriting process.
  • Stay abreast of current market trends to provide rental rate recommendations to owners and final pricing to teams.
  • In conjunction with the General Counsel and Lease Administrator, ensure that all leasing and closing documents are prepared accurately and timely.
  • Coordinate marketing and advertising programs for all properties.
  • Provide updates/reports to owners as requested.

QUALIFICATIONS AND COMPETENCIES

  • Business degree and/or degree in construction management.
  • ACOM or CPM designation (preferred)
  • 7 years experience in the areas of supervision, administration and property management including environmental issues.
  • Excellent communication and problem solving skills with the ability to connect verbally and/or in writing with diverse public.
  • Excellent computer skills especially in excel and word. Experience with industry software such as Timberline or Yardi.
  • Flexibility in order to work within the family business environment.
  • Ability to multi-task and prioritize. 

WORKING CONDITIONS

This position is located within the Eyde Company offices. There is frequent travel by car to properties and occasional travel to properties out of state.
