Senior Maintenance Technician


JOB SUMMARY/MISSION: Under the direct supervision of the Commercial Building Supervisor the Senior Maintenance Technician performs necessary repairs and preventative maintenance on occupied and vacant units. Assists Commercial Building Supervisor with daily building maintenance, including but not limited to, the general and specialized operation of the mechanical, electrical, HVAC, and plumbing systems. This person must possess good customer service skills.





  • Responsible for the completion of daily work orders as assigned by Commercial Building Supervisor
  • Ability to diagnose HVAC, mechanical, electrical, and plumbing, and other building system issues and perform repairs. Maintains heaters, chillers, pumps, fan coil units, operates all generators, assist in the monitoring of critical room environments as directed.
  • Monitors and maintains all building automation controls, fire safety systems, mechanical equipment, valves, thermostats and other necessary equipment to provide a comfortable environment for both commercial and residential occupants.
  • Available for emergency after-hours/weekend maintenance calls
  • Assist in performing preventative maintenance of building mechanical systems and cooling towers
  • Maintain professional and courteous relationship with tenants, co-workers, vendors, owners, etc.
  • Adheres to all safety standards, policies & procedures and best practices


  • Snow removal/salting of all sidewalks
  • Keeping irrigation repairs up to date
  • Maintain timesheets on a daily basis
  • Ordering parts and maintain inventory
  • Report major issues to Commercial Building Supervisor in a timely manner
  • Parking lot maintenance, pest control
  • Maintain company tools and equipment* Ongoing visual inspections of properties and reporting areas of concern to Building Supervisor


  • High School diploma or GED equivalent
  • Must have HVAC certification and experience (provide copy of current certificate)
  • A minimum 5+ years work experience in commercial office & retail facilities
  • Basic computer skills and the ability to learn new job-related software
  • Working knowledge and the ability to troubleshoot and complete routine maintenance with HVAC, plumbing, electrical, life safety and building automation systems
  • Knowledge of electric motors, generators, pumps, pressure systems, water systems, and other equipment and systems found in commercial and residential facilities
  • Knowledge of the servicing and maintenance of simple power, heating and cooling units.
  • Good safety habits
  • Reliable transportation suitable to perform job
  • Valid drivers license with good driving record


  • Work is performed mostly inside company building with some outside work; requires physical ability to climb ladders, work in hot, noisy areas; Travel to properties is required.
  • Occasionally lift up to 25 lbs. Employee is regularly required to stand, walk, climb and use hands
